Is Irrigation Important to Your Landscaping?

Irrigation is the least visible system on a property and the one that decides whether the landscape lives. It runs before dawn, underground, on a controller in a garage nobody opens. When it fails, the first symptom is a dead plant, and by then the money is already spent twice.

Yes, it matters, and the reasons are specific to Florida.

Tampa rainfall is not a watering schedule

Tampa gets over 45 inches of rain a year, which sounds like plenty. The problem is the distribution. Most of it arrives between June and September in short, heavy storms, and much of that runs straight off before it soaks in.

April and May are dry. That is also when heat is climbing and new planting is establishing. A landscape that depends on rainfall gets flooded for three months and starved for two.

The four faults we find on almost every system

We audit commercial and residential systems across Tampa Bay. The same four problems come up again and again.

Broken and sunken heads. A head clipped by a mower or pushed below grade sprays into the soil or straight up in the air. On a system running before dawn, nobody sees it. One broken head can waste thousands of gallons a month.

Mismatched nozzles in one zone. Spray heads and rotor heads apply water at very different rates. Put both in one zone and by the time the rotor area is wet, the spray area has been flooded for twenty minutes. No run time setting fixes that. The zone has to be split or the nozzles matched.

Heads watering the parking lot. Misaligned heads spraying pavement waste every drop and leave algae on the walkway, which is a slip hazard.

A controller nobody has touched in years. Programmed once at install, still running the same schedule through winter, still running the day after a storm. This is the cheapest fault to fix and the most common.

Signs your system is costing you money

You do not need equipment to spot most of these.

  • The water bill rose and nothing else changed
  • Wet ground that never dries out, often in one spot
  • Dry patches that survive every increase in run time
  • Algae or moss on walkways and driveways
  • Turf that looks stressed on one side of a bed and lush on the other
  • The system running during or straight after rain

The dry patch that ignores extra run time is the useful one. It almost always means a coverage problem, not a duration problem. Adding minutes just drowns everything around it.

Head-to-head coverage is the thing that matters

Sprinkler heads are designed so that the spray from each head reaches the next head. That is called head-to-head coverage, and it exists because a sprinkler applies far less water at the edge of its arc than near the center.

If heads are spaced too far apart, there is a ring of dry ground between them that no run time will fix. This is the single most common design fault in systems installed by builders, because wider spacing means fewer heads and a cheaper install.

Watering restrictions are not optional

Water management districts across the Tampa Bay area restrict which days and hours you can irrigate, and those rules tighten during drought. A controller programmed years ago is very likely running outside the current rules.

Beyond the fine, the restricted hours exist for a good reason. Watering in the middle of the day loses a large share to evaporation. Watering in the evening leaves foliage wet overnight, which is how fungal disease starts in Florida humidity.

What an audit involves

An audit is straightforward. We run every zone and watch it. Broken heads, blocked nozzles, misaligned arcs, leaking valves and mismatched nozzles are all visible when the zone is running and invisible when it is not.

You get a written list of faults with the cost to fix each one, so you can decide what to do now and what can wait. On a large commercial property the audit usually pays for itself within a couple of billing cycles.

Smart controllers

Weather-based controllers adjust run times using local conditions, and rain sensors stop the system running during and after rain. On a large property these pay back quickly, mostly by simply not running when they should not.

They are not a substitute for fixing the hardware. A smart controller running a system with broken heads just wastes water more intelligently.
