Florida humidity grows algae and mildew on any surface that stays damp. On a commercial property that shows first on north-facing walls, shaded walkways and anywhere the irrigation overspray lands.
Cleaning is also a safety item. Algae on a walkway is slippery when it rains, and a slip on a commercial walkway is a claim.
Matching pressure to the surface
Concrete takes high pressure. Painted render, wood, stucco and window seals do not. Using one setting for the whole property is how buildings get striped and paint gets stripped.
We soft wash the surfaces that need it, using cleaning solution and low pressure, and reserve high pressure for hard flatwork.
What we clean
Most contracts cover the areas customers see and the areas that create complaints.
- Entry walkways, sidewalks and courtyards
- Building faces, soffits and awnings
- Dumpster pads and service areas
- Parking structure stairwells and walkways
- Monument signs and light bases

Scheduling around your tenants
Cleaning is wet, loud and blocks walkways. We schedule around trading hours and work early mornings or weekends for retail and medical properties.
Areas are cordoned while wet, and we tell your on-site manager the sequence in advance so signage can go up.
