A new landscape is a capital expense. It should raise the value of the property, work with the irrigation you already have, and still look right in five years when the plants have reached full size.

We design and install with that timescale in mind. Plants go in at the spacing they need at maturity, not the spacing that looks full on handover day.

The design package

Design starts with a site meeting. We look at sun exposure, drainage, irrigation coverage, sight lines from the road, and where people actually walk.

You then receive a full-color scaled plan of the property, a plant key with sample photographs of each species, and a 3D sketch so the committee or the owner can see the result before approving the spend.

Plant selection for Tampa Bay

Tampa is hot, wet in summer and dry in spring, and coastal sites take salt wind. Plants that survive that list are not the same plants a national spec sheet suggests.

We use species that hold up locally and we group them by water need, so one irrigation zone is not drowning half its plants to keep the other half alive.

Installation

Beds are prepared, not just planted. We amend the soil, set the grade so water runs away from the building, and install edging where the bed meets turf.

Sod is laid on prepared ground and rolled. Irrigation is adjusted to cover the new planting before we leave the site.

Entrances, signage and common areas

Most of the value in a commercial planting sits in a small area: the entrance, the monument sign and the main walkway. That is where visitors form their opinion.

We can renovate those areas on their own if a full property redesign is not in this year budget.

How long does the design take?

For most commercial properties, the plan and plant key are ready within two weeks of the site meeting. Larger campuses take longer.

Do you handle permitting and landscape code compliance?

We design to the local landscape code and tell you where a permit or a tree mitigation plan is required. We can prepare the plan set your reviewer needs.

Is there a warranty on the plants?

Yes, on installed material, provided the irrigation is working and the property is on a maintenance schedule. We confirm the terms in the quote.

Can you phase the work across budget years?

Yes. We regularly split a master plan into phases so an HOA or an owner can spread the cost across two or three budget cycles.
